Elviria, Marbella — my view for 2026

Elviria is one of the Marbella East areas I’d seriously consider for new-build property, particularly if you want a quieter residential setting, beaches, golf and more space than prime Marbella.

Current new-build inventory is quite strong: around 10 developments and 404 units are being tracked, with prices currently starting around €690,000 and extending beyond €3.5m.

Why I like Elviria

1. It feels more residential

Elviria is surrounded by pine and eucalyptus areas and has a quieter character than the Golden Mile or Puerto Banús. It still has restaurants, shops, schools, golf and beach clubs nearby.

2. Excellent beaches

This is one of its biggest advantages. The coastal part of Elviria provides access to some of Marbella East’s best beaches, with developments such as Estrella del Mar Villas advertised around 300 metres from the beach.
