Manilva property — my view for 2026

If you’re looking at new-build or off-plan property on the Costa del Sol, I think Manilva is worth serious consideration, particularly if the objective is to get more property for your money than in Marbella or prime Estepona.

Manilva sits between Estepona and Sotogrande, close to the Mediterranean and Gibraltar. Current market data shows 28 live new-build developments, with prices starting around €302,000 and extending to roughly €3m.

The three areas I’d compare

La Duquesa
Best if you want marina, beach, restaurants and a more established holiday environment. Current new-build stock starts around €302k.

Manilva / Sabinillas
More residential and practical, with a significant amount of new construction. This is where I’d look for value and year-round living.

Bahía de las Rocas
This is the area I’d watch particularly closely for a more premium proposition. It sits towards Sotogrande and has a quieter, lower-density character. Current new-build schemes start around €390k.
